So what does the terminal description show (e.g., the output of infocmp)?
It's not in installation instructions (because most users are using either
XFree86 xterm or rxvt), but adding
kmous=\E[M,
to xterm's terminfo is needed to make ncurses use the mouse.
It is documented in http://www.clark.net/pub/dickey/ncurses/hackguide.html
(part of the ncurses distribution).
