I, too, have been unable to build emacs from the sources:

  $ cvs update
  $ make distclean
  $ ./configure --with-carbon --without-x
  $ make bootstrap
  [...]
  Recursive `require' for feature `help-fns'
  make[1]: *** [bootstrap-emacs] Error 255
  make: *** [bootstrap] Error 2

Can anyone help me here?  Thanks!
